What is Zoning?

Zoning is a set of laws that govern how land can be used in a specific area. Zoning laws are in place in most municipalities in the United States. 
 

Purpose of zoning 

  • Zoning laws regulate land use, building heights & designs, lot size, and density.
  • Zoning laws can help build cities or keep areas rural.
  • Zoning laws can also be used to limit or ban certain businesses or housing types from certain areas.

  • The Planning & Building Department is now located at 133 US Hwy 158 W. Ste B, which is located in the Strip Mall with Topside Catering, Carolina Clear Pools, Farm Bureau, and beside Dollar General.

 

Planning, Zoning, & Floodplain Management Department

The Planning, Zoning & Flood Department conducts long-range community planning initiatives and special projects for the County. The Department assists in establishing County development objectives, creates plans which integrate those objectives, and coordinates development activities affecting County growth. The Planning, Zoning & Flood Department is responsible for administering and enforcing the Unified Development Ordinance, including Code Enforcement, and Minimum Housing.

Responsibilities of the Planning, Zoning & Flood Department

  • Administers land use, environmental, floodplain and development regulations;
  • Provides technical assistance to governmental agencies, advisory boards, and private citizens;
  • Processes applications for developments and zoning compliance;
  • Serves as the primary liaison to the Planning Board and to the Board of Commissioners;
  • Increases public awareness of planning actions.

 

Building & Inspections Department

The Building & Inspections Department regulates and enforces building codes and county ordinances.  

 Responsibilities of the Building & Inspections Department

  • Receive, Review, and Approve all Permit Applications
  • Review and Approve all Building Plans submitted for Residential and Commercial Projects to ensure compliance with building codes. 
  • Schedule and Perform on site Inspections to verify work being performed is according to approved plans and building codes. 
  • Investigate complaints regarding building code and county ordinance violations and take necessary actions to correct them.
