Notice of Public Hearing for Consideration of Preliminary Plan for Camden Station Major Subdivision

Pursuant to Article 151.551 of the Camden County Code, please be advised the Camden County Board of Commissioners will hold a public hearing on Monday, January 04, 2021 for consideration of the Preliminary Plan for Camden Station Major Subdivision.  The public hearing is at 7:00 PM or soon thereafter as the agenda will allow in the upstairs courtroom of the Historic Camden County Courthouse.  On the agenda is the Land Use Application (UDO 2020-06-43)/Ordinance No. 2020-12-02.

The Preliminary Plan for Camden Station Subdivision consists of 39 single family units on approximately 24 acre in the Camden Business Park off Hwy 158.  The subdivision is located just outside of the Courthouse Core Village within the one-mile buffer, in the Courthouse Township.  

The public is invited to attend and make comments to the board.  The meeting will be live streamed to the county website and a copy of the plans and supporting documentation is available at the Camden County Planning Office or from the Camden County Website (camdencountync.gov) under the Department of Planning, Zoning, and Flood.

Changes to the application may be made after the public hearing.

Notice of Public Hearing for Consideration of Text Amendment to Urban Open Space Definition in the Unified Development Ordinance

Pursuant to Article 151.551 of the Camden County Code, please be advised the Camden County Board of Commissioners will hold a public hearing on Monday, January 04, 2021 for consideration of the Text Amendment to Urban Open Space definition in the Unified Development Ordinance.  The public hearing is at 7:00 PM or soon thereafter as the agenda will allow in the upstairs courtroom of the Historic Camden County Courthouse.  On the agenda is the Text Amendment (UDO 2020-11-36/Ordinance No. 2020-12-01).

The text Amendment proposes to revise the “Urban Open Space” requirement in the Village Residential Zoning District to decrease the amount of impervious surface that results from the current UDO definition and add certain allowable alternative improvements.

The public is invited to attend and make comments to the board.  The meeting will be live streamed to the county website and a copy of the plans and supporting documentation is available at the Camden County Planning Office or from the Camden County Website (camdencountync.gov) under the Department of Planning, Zoning, and Flood.

NOTICE OF PUBLIC HEARING TO APPROVE SALE OF CAMDEN COUNTY PROPERTY BY PRIVATE NEGOTIATION PURSUANT TO ECONOMIC DEVELOPMENT LAW

The Camden County Board of Commissioners will conduct a public hearing at 7:00 p.m., or as soon thereafter as practical, on January 4, 2021 at the Historic Courthouse to receive public input on a pending Resolution allowing the County to convey a fee simple interest in real property to Helianthus Positive Behavior Supports, LLC containing the former medical building and approximately 1 +/- acres, more or less, for the location of Therapeutic Medical Services and Child, Youth and Family Services.  The value of the real property to be conveyed is three hundred thousand dollars ($300,000).  The proposed consideration will be three hundred seventy-two thousand dollars ($372,000) with improvements thereon.  It is also contemplated the business to be operated at the proposed acquisition site will create eleven (11) full-time jobs within an average annual compensation estimated at four hundred twenty-two thousand dollars ($422,000) and that such jobs shall be maintained for at least three (3) years. The Board of Commissioners intends to approve this conveyance.

This Notice and the contemplated public hearing is in accord with N.C. General Statute 158-7.1 and N.C. General Statute 168-20.1.
